Assistant Superintendent

Job Summary

It is the responsibility of the Assistant Project Superintendent to help site superintendents supervise all construction activity on-site as it pertains to subcontractors, inspections, safety, and security. The Assistant Project Superintendent communicates with colleagues, workers, subcontractors, vendors, and suppliers to ensure projects begin and end with minimal error.

Responsibilities and Duties

  • Assists the Project Superintendent in establishing and maintaining effective and harmonious working relationships with on-site staff and to promote a positive project morale.
  • Have thorough and complete knowledge and understanding of each subcontractor’s scope of work, the contract drawings, specifications and addenda, and to assist the Project Superintendent in the development of the on-site procedures.
  • Examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and to bring these to the attention of the Project Superintendent.
  • Assist the Project Superintendent in developing and refining of the Project Schedule, and to work with the Project Superintendent to keep the schedules properly updated, and to see that the job meets the various required dates.
  • Assist the Project Superintendent in the planning and review of the Construction Program, including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower.
  • Verify that each Subcontractor has completed his contractual requirements as condition precedent to beginning his work at the jobsite. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program. Work in conjunction with Superintendent to facilitate necessary communication.
  • Ensure that all required permits or licenses have been obtained and post all required safety notices.
  • Cooperate with, and direct when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies.
  • Receive and review the Subcontractors Daily Reports of work done and labor and material employed.
  • Record daily logs and photos of jobs site and work progress in FieldLens application.
  • Ensure all employees on site are clocking in and out of the time keeping system and any missed punches are accounted for.
  • Working Knowledge of New York City Department of Buildings Forms

 

Qualifications and Skills

  • Bachelor’s degree in construction, civil engineering, or similar strongly preferred.
  • Must have 1 to 3 years commercial construction project & management experience
  • Proficiency in Microsoft Office required.
  • Proficiency in Procore required.
  • Must be flexible and have strong multi-tasking capabilities.
  • Strong ability to work with others: clients, fellow workers, subordinates and management.
  • Strong abilities in scheduling and must be familiar with purchase orders, project manager documents and writing contracts.
  • Strong negotiating skills required.
